South Pandosy's three named condo buildings look similar on a map — all within a few blocks of each other, all walkable to the same restaurants and the same stretch of beach. In practice, they're built for three genuinely different buyers. Here's the real comparison.

SOPA Square — the established, full-size option

At 485 Groves Avenue (also addressed as 3030 Pandosy Street), SOPA Square is South Pandosy's tallest and largest building — 14 storeys, 105 units, completed in 2017. It's a mixed format: 81 condos in the tower plus 20 two-storey townhomes at grade, with 4 social housing suites built into the original project. If you want elevator views over the lake and mountains, full-size condo living, and the most established resale history of the three buildings here, SOPA Square is the benchmark.

Pandosy at Lake — the boutique, larger-unit option

At 1905 Pandosy Street, Pandosy at Lake is the opposite approach: a boutique 3-storey, 27-unit wood-frame building completed in 2006. What sets it apart isn't scale — it's unit size. Suites here run roughly 1,236 to over 2,000 square feet with 2 to 3 bedrooms, genuinely larger than what most newer towers offer at a comparable price point. This is the building for buyers who want a real amount of living space and don't need (or want) high-rise density.

MARA at Pandosy Village — the studio-focused newcomer

At 710 KLO Road, MARA is the newest of the three — 5 storeys, 99 units, completed in 2024 — and it's built around a genuinely different product: studio-format units aimed squarely at first-time buyers and investors rather than families or downsizers. If your budget is tighter, or you're buying specifically for rental income, MARA's product mix is worth a close look before you assume you need a full one-bedroom elsewhere.

The real question isn't which building is "best" — it's which product actually matches what you're buying for. SOPA Square for full-size condo living with the deepest resale track record, Pandosy at Lake for genuinely more square footage in a smaller building, MARA for the lowest entry point and the clearest investor logic. Comparing prices per square foot across all three without accounting for this is where buyers get the comparison wrong.

What all three have in common

Walkability to Pandosy Street's restaurant and boutique strip, proximity to Boyce-Gyro Beach, and a lifestyle pitch none of Kelowna's other condo clusters can fully match. The differences are in the details above — the location premium is the same for all three.
